24 Point Marketing Plan
My most important goal is to attract qualified purchasers to your home so that I can get it sold! Here is an outline on how I will do that:
- STAGING: I will spend time with you providing useful ideas on how to make your home stand out above the competition and show its very best. I will advise you if I feel there are any beneficial improvements you should make.
- PRICING: I will help you establish a fair asking price and make recommendations along the way. The market will tell me what I need to know about your price – my job will be to inform you. My goal is to get the most money for your home in the least amount of time and with the least amount of inconvenience to you.
- SIGNAGE: I will place an All State Real Estate “For Sale” sign along with a flyer box. I post directional arrows (where allowed) guiding prospective purchasers to your property.
- LOCKBOX ACCESS: I will place an electronically monitored lockbox on your property for easy Realtor access. This increases your showings.
- PHOTOS: I will take color photos with my digital camera for use on your flyers and other marketing materials. These will also be submitted to the Realtors Multiple Listing Service as well as many internet websites.
- HOMEBOOK: I prepare a booklet in full color about your home for prospective purchasers to read while viewing your property. It contains information on utilities, schools, the surrounding community, property disclosures and other important documents. This helps buyers remember your home and answer questions they may have.
- FLYERS: I design a full color brochure that highlights the features of your home. I use these flyers inside the property as well as outside in the flyer box. My flyer boxes are stocked until your home is SOLD.
- FLYER/POSTCARD MAILING: I have an aggressive mailing campaign in which I promote your property to my past clients, prospects, and to a target market for your home.
- MULTIPLE LISTING SERVICE: I immediately place your property in the MLS providing full written detail on your home along with 6-8 photographs. This ensures your home will get more showings as I have full cooperation with over 6,000 agent members. Many of these agents may already be working with a qualified buyer for your home. Your home gets maximum exposure 24 hours a day, everyday! I will keep all information current and to the forefront with network marketing.
- TOP REALTORS: I have established and constantly work to maximize the respect and rapport with other top Realtors in the RMLS and within my Company. I encourage them to show and sell your home.
- INTERNET: I, and The All State Real Estate, have a great presence on the Internet. I market your home in full color, 24 hours a day, to buyers from around the world on the following websites: Realtor.com, RMLS.com, RMLSWEB.com. From here, my webpages are linked to many more sites around the city and state, as well as nationally and internationally.
- BUYERS’ AGENTS: I also represent buyers. I follow up on all e-mail, internet, sign or ad calls, and responses from my direct mail campaign. I will show your home at every opportunity.
- PREAPPROVAL OF BUYERS: I will strive to have that all buyers making offers on your property provide a pre-approval letter from their lender. This minimizes the risk that your home will be off the market waiting to see if the buyer is qualified to purchase.
- FINANCING: I will help you select the methods of financing for your property that would best maximize your investment. There are many loan types including owner financing, government subsidized loans, seller contribution, and many others.
- ADVERTISING: I, and The All State Real Estate, advertise your home in a variety of publications including, but not limited to, The Oregonian, Business Journal and Community Newspapers. I also market your home in full color directly to 100,000 households via the All State Real Estate Buyer’s Guide. Your home will be featured monthly in various media until it is SOLD.
- STATE OF THE ART E-CARDS AND E-CONCEPTS: I have an e-mail based marketing tool for promoting your property. My target market consists of Portland’s top agents as well as other professionals who consult with people about their real estate (such as accountants, financial planners, and attorneys). This list is currently growing and will eventually reach a minimum of 1000 people. I send a full-color multi-media postcard featuring your property. This eye-catching presentation lets many people, who may not be reading print ads, know about your home.
- RELOCATION: I, and The All State Real Estate, belong to an Award-winning National Relocation Service. Here I locate potential buyers coming to the Portland Metro area before they make a purchase! Over 50% of American homes are sold by independent brokers. RELO’s national network services 15,000 communities across the country. My network of 90,000 professional real estate associates consistently outperforms my competition by supplying home sellers with quality out-of-town prospects.
- COMMUNICATION AND FEEDBACK: I will contact you at least once a week by email or phone, with showing or preview feedback, advertising results, and changes in the market.
- OTHER PROFESSIONALS: I have a network of lenders, appraisers, title and escrow officers, inspectors and repair specialists standing by to help me help you! Whatever you need, I will help you find the best resource for the job, from staging your home to moving boxes.
- EXPERIENCED NEGOTIATION SKILLS: I will represent and negotiate for you on all contracts presented. I have helped over 1000 families with their real estate sales and purchases, minimizing the challenges along the way. I make sure all the details are covered to protect your best interest. My vast experience and negotiation skills will help you net more money!
- EMOTIONAL SUPPORT: I realize that selling a home can be a very personal and emotional experience. I help to minimize the conflict that can arise in negotiations over minor and major issues that surface during a real estate transaction between two parties. In the event of multiple offers, I help you sort out all the details and keep the situation calm and focused on the best possible option for you. I will maintain proper communication and fairness to all parties on your behalf.
- CLOSING: I will explain the escrow closing process to you and work diligently to coordinate the timing between you, the buyer, the lender, the appraiser, repair professionals and others. My goal is to see that all terms of the sale are satisfied or amended to insure legal and binding contractual status from the opening of escrow to the actual handing over of your proceeds check to you!
- MOVING DAY: I can assist you with all aspects of your move. Whether you need boxes, moving bids, storage, or a temporary rental, I will be there to make the transition as smooth as possible.
